The Benefits of Single Storey House Extensions

A single storey extension is essentially the most cost effective way to create new space with your property by expanding. Extending rooms that you already have is the cheapest way to go about it, but creating more rooms altogether is still a more than achievable goal that can help you make more of your space.

More functional space – a bigger kitchen extensions with bi-folding doors, leading into the garden or a utility room, for example, could transform your home.

You may be dreaming of a lovely eye-catching feature room or extending your living room for relaxing or entertaining, if so, single storey extensions are a great way to achieve your vision.

More modest sized extensions can enhance the rooms you already have and work well with internal alterations as well, as is often seen with side extensions as well.

It all works towards creating a more comfortable, economical, modern and generally more valuable home, in every possible sense.

Single Storey Extension Plan Design Consideration

There are many things to consider when designing a project.  Our Manchester based architectural design professionals will discuss your needs in depth, then produce designs that will gain fast approval by planning and building control.

We’ll cover all the points that need to be considered in planning your extension like budget, functionality, practicality and in our onsite survey we’ll be looking at issues such as shared boundaries, party walls, sewers, listed building status, or are you in a conservation area.

This is also a very relevant area of consideration for kitchen or bathroom extensions that need more consideration for plumbing and facility usage, but we will address every single detail during our design to help create a clear picture of what is necessary for you and who you choose to carry out the build.

Design Options for your single storey extension plans

Once the size and layout of your single storey extension has been determined, based on the practical requirements, we’ll discuss access, integration and impact on existing spaces. You don’t want dark, unusable, impractical spaces or a corridor effect.

Then we will discuss your single storey extension roof options, advise whether it would be better to have tiles, mono pitch, dual or ridged, hipped or a flat roof. We will also show you glazing options and finishing touches to create that all important wow factor.

We keep up to date with trends and new material finishes, plus cheaper alternatives that have similar effects to maximise your project budget at all times

Single Storey extension Planning Permission

Here at CK Architectural Manchester, we know exactly what is legally required to be in place before you begin building your single storey extension plans.

Our clear planning application drawings present your single storey house extension design with necessary scales, site maps and other aspects required to validate the application as efficiently as possible.

We will check the design of your single storey extension plans against the planning guidance, which cover over development, impact on street scene, right of light, over shadowing, loss of amenity and outlook, massing/dominance and loss of privacy etc.

Many of these will also be affected by your single storey extension being located in different parts of the building. Front extensions may be more externally demanding than rear or side extensions for example.

Building regulations for your single storey house extension

Most alterations to your home will require a building certificate from a building control body – either a local authority or private building inspector. Once the design and planning has been approved you will then need a detailed set of drawings.

Our detailed building regulations plans, and specification drawings will include any necessary detail such as structure, passage of sound, disabled access (if needed), drainage, resistance to moisture, collision, impact, heat loss, ventilation, light, emergency escape and much more. Our specification demonstrates the new single storey extension can and will be built in accordance with the building regulations approved documents.

These will then be submitted for a full plan check and amended if necessary.  Once approved they will set the standard that your single storey house extension is built to and inspected against. You can then use these drawings for gaining quotations from builders.

Permitted Development for your Single Storey Extension

A single storey extension to your home is generally considered to be permitted development, not requiring an application for planning permission for your single storey extension plans, subject to the following limits and conditions:

  • No more than half the area of land around the “original house” would be covered by additions or other buildings.
  • No extension forward of the principal elevation or side elevation fronting a highway
  • Single storey rear extensions must not extend beyond the rear wall of the original house by more than three metres if an attached house, or by four metres if a detached house.
  • In addition, outside Article 2(3) designated land* and Sites of Special Scientific Interest, the limit is increased to 6m if an attached house and 8m if a detached house until 30 May 2019.
  • These increased limits (between 3m and 6m and between 4m and 8m respectively) are subject to the prior notification of the proposal to the Local Planning Authority and the implementation of a neighbour consultation scheme. If objections are received, the proposal might not be allowed.
  • Maximum height of a single storey rear extension of four metres.
  • Maximum eaves height of an extension within two metres of the boundary of three metres.
  • Maximum eaves and ridge height of extension no higher than existing house.
  • Single storey side extensions maximum height of four metres and width no more than half that of the original house.
  • Roof pitch of extensions higher than one storey to match existing house.
  • Materials of new single storey extension plans to be similar in appearance to the existing house.
  • No cladding of the exterior on designated land
  • No single storey side extensions on designated land

The Cost of an Extension

All build projects will amount to different costs. There are many different variables at play during a construction project like a house extension, and it all impacts the costing differently.

The building work will depend on many different factors such as existing structure, roof type, location, choice of materials for example, all small thing that have a huge impact on the price

With this said, however, we can give you the average cost of a single storey extension breakdown to help you budget and plan. Whether it’s a side extension or rear extension, the cost to build single storey extension will be similar based on the sizing alone when combined with the build quality too.

Typically, you should see prices like:

£1,500 to £1,900 per square metre for basic quality single extension

£1,900 to £2,200 per square metre for good quality single extension

£2,200 to £2,400 per square metre for excellent quality single extension

For an average single storey extension of 4m x 5m, the build cost would therefore be £30,000 upwards for basic quality, from £38,000 for good quality and from £44,000 for excellent quality. Costs do vary however depending on multiple aspects, including the builder or construction service chosen to work.

We do also offer a comprehensive project management service is you would like our service to proceed throughout the entire build, in which we’ll help you in every aspect possible to make your money go further and ensure the project is completed with the utmost efficiency and cost reduction.
